As a full owner, you can enjoy your villa as much as you desire, with the flexibility of adding it to the rental program when you plan to be elsewhere. As a fractional owner, each one-quarter share assures co-owners a minimum of three months per year, and eighth-share owners 6 weeks a year. As a co-owner you may reserve additional time on a space-available basis.

An equitable system is in place that rotates co-owner occupancy schedules. Each one-eighth and one-quarter-share co-owner will have equal access to their residence over a 50-year rotating calendar. Internal exchanges may be made on an availability basis.

Garza Blanca Preserve is a full ownership and a limited number of fractional share ownership resort development by Fernando Gonzalez who has been developing full-service destination resorts in Mexico for the past 23 years.

Garza Blanca Preserve’s facilities are private and designed exclusively for the use of its owners and their guests.

As an owner, how often can I stay at Garza Blanca Preserve?

Co-owners, their immediate families and guests can stay during their residency dates, and within these dates can come and go as often as they like. Full owners can come and go at any time.

Co-owners have the advantage of knowing well in advance when their annual use period will be.

Garza Blanca Preserve rentals are also available to owners at substantially reduced prices.

Can owners leave their personal belongings at Garza Blanca Preserve?

Yes. Garza Blanca Preserve provides an on-site, secure area for owners to store their recreational equipment and personal items.

What is provided for the annual owners' fees?

The annual ownership fees cover complete facility and individual maintenance, including furniture, fabrics and equipment repair and replacement. It also covers professional management, utilities, property taxes and homeowner's insurance. Fees can be paid in one payment or divided into monthly payments for quarter-share and full ownership.

Who controls the affairs of Garza Blanca Preserve?

Garza Blanca Preserve has an incorporated Homeowners Association whose board consists of elected villa owners and the commercial owners. This means that all owners control the level of service and maintenance fees.

Can I rent my villa at Garza Blanca Preserve to others?

Yes. You may reside in your villa, or if you so desire Garza Blanca Preserve will place your villa into a Rental Program during your absence or you may rent the villa yourself.

Can owners share their membership privileges with guests?

Yes. Owners may invite guests subject to the reservations policies and procedures.

Can a corporation, partnership, or LLC own a villa?

Yes.

How is title conveyed to the owner?

Whether full or fractional, each owner will receive a deed at closing insured by Stewart Title.
